This tour will show you the lot and the waterfront, and various views of the dwelling, decks, porch, lawns, gardens and forests, in all seasons.

There are four photo albums there, one each featuring the dwelling interior, dwelling exterior, waterfront, and the lot and area, and additional albums showing the boat and sea-doo, both of which are also for sale.

The 2-acre lot is spacious, forested, natural, sheltered and secluded, both inland and on the waterfront. Although neighbours are nearby (many of them year-round residents) and the area has a strong sense of community, neighbouring residences are almost all out-of-sight and the peace and privacy is exceptional.

 

This shot of the property’s 250+ feet of  private shoreline also shows the dwelling, just behind the main docks. The relatively short setback (50 feet, grandfathered), mature trees and slight elevation of the dwelling provide for a nice view of the lake, even though the shoreline has been left natural in order optimize water quality.

Looking out on the lake from the terrace in front of the dwelling. This is also approximately the view from inside the dwelling’s 36x14 foot “Great Room” which features 7 floor-to-ceiling windows overlooking the lake.

 

Across the bay, the land you see on the far shore is almost entirely a natural habitat preserve, part of the “wilderness” portion of Murphy’s Point Provincial Park, which features several rare plant species and hence is protected from future development. The remainder of the bay’s shoreline is composed of just a few large lots with naturalized waterfronts and good setbacks, which contributes to the peace, tranquility and privacy, as well as the excellent water quality.

 

The bay is very secluded and protected from winds and wake. The water is always calm and excellent for swimming,  snorkeling, kayaking, canoeing, paddle-boating etc.

Looking at part of our waterfront, the dwelling, and the fabulous docks, from the water. Note that the dwelling is grandfathered with a short setback providing excellent views of the lake from the living room, and from the expansive decks.
 

(above) Autumn view of the dwelling from the lake at low water level after the Rideau Canal has closed for the season. Our water is still clean and clear except for a few new-fallen floating leaves. (Above & Right): The dwelling is a Viceroy home, built to Viceroy’s premium “Superhome” standard. The 8-inch thick exterior walls exced R-2000 standards, with 2x6 construction, R20 insulation, premium vapour barrier encapsulation, and three layers of exterior finish: [1] “Tentest” insulating sheathing, [2] premium western red cedar siding, and [3] an overlay of premium extra-thick UV-protected vinyl siding (added more recently to virtually eliminate exterior  maintenance. The casement windows are Viceroy’s award-winning triple-glazed argon-filled california redwood. Doors are insulated steel. The roof features premium 35-year thatched-look shingles and a triple-skylite which was re-glazed with low-e-squared argon panels in conjunction with recent re-shingling.

 

 

Six gaslight-style twin-lamp coach lamps are managed by a programmable sensor system that (optionally) turns them on at a soft glow  at dusk and adjusts to full brightness when guests arrive withing the sensor areas. Eight additional floodlights provide even more area lighting when desired.

Large, open decks create a flexible entertaining space with nice lake views. (Our calm clean waters and ultra-healthy natural ecosystem maintain large dragonfly populations which eat the mosquitos!)  The 450 sq.ft. two-level main deck features special construction techniques & materials for maximized service life. Five modular landscape planters are repositionable to suit varied layouts and are carefully aesthetically integrated with the dwelling’s exterior finish.

The calm, protected, clean waters of the bay provide for excellent swimming, snorkelling, canoeing, kayaking, paddle-boating etc., and completely protect the docks, boats and shoreline from wind, wave, wake, or ice damage.

 

The fabulous, 400-sq.ft. docks include a 8x23’ commercially strengthened solid dock, a 8x16’ ocean-grade high-freeboard floating main boat dock with capacity for two large boats, and a 6x14’ low-freeboard dock for kakaks, canoes etc. This latter dock is re-positionable and quick-disconnect and can be used as a floating raft or fishing/work platform. There is a sea-doo lift with winch at the main dock and a cruiser-grade marine railway adjacent (se below.) There is electrical power and floodlighting (underground wiring) at the docks (120v) and at the railway (240+120v)

The docks and waterfront were designed for play as ell as for relaxation. Swimming is great right off the dock, even at autumn low water levels, but there is also a “destination raft” out in the bay (top left corner of photo) offshore for diving and for sun-tanning in the afternoons when the main docks are shaded. (Main docks get the sun until about 2-3 PM)

(right) This is the view looking out from the main decks. The septic system tile bed is under this lawn. In the distance is a stone bonfire pit with natural log benches (see photo below), as well as a picnic table. An adjacent small woodshed keeps dry firewood handy. Back in the distance behind the trees is the marine railway (see above), and beyond that, our nearest neighbour. (Of course you cannot see them…such is the privacy of this lot.)

To the left beyond the 3 grey planters is a large grassy area, for badminton or volleyball or croquet, or extra parking for guest vehicles (supplementing our 3-car driveway). Beyond that is the horseshoe pitch. To the left off-camera is more than an acre of additional forest (part of this property, see below) which provides complete privacy from neighbours to the rear. Carpets of wildflowers

Extensive wooded lands (2 acres) provide privacy and protection. (In the photo above, taken in November for maximum visibility, all the lands and trees you see are part of the subject property.)

 

(right) Many species of wildflowers (including thousands of Trilliums) carpet  the forest floor and pathways in spring and early summer. Fauna is abundant, including deer, mink, fisher, rare flying squirrels, Great Owls, families of Great Blue Heron and Loons which nest nearby on the bay, and many species of birds, some rare.

Big Rideau Lake: Boater's Paradise

(left) This is an ariel view of Big Rideau Lake, specifically the North Shore. This boater’s paradise is just a few hundred meters from our dock, at the mouth of our bay, within reach, even, by kayak or canoe. (There’s a lot of great boating awaiting you here: to give you an idea of the scale, the 3 fine white dots and lines just to the right of the middle of the photo are large boat wakes.)

(Above) Our waterfront in early winter, showing  evidence of a lakebed underground stream that feeds fresh water into the bay. Although this fresh water input delays winter freeze-up slightly, it contributes to the exceptional water quality in summer.

 

(Right) This shot of our driveway was taken from the road, just  after the first snow of winter. Winter brings a different kind of beauty and tranquility. The dwelling is located a nice distance from the road, providing privacy without isolation. The road is plowed year round. When occupying the property in winter we have easily maintained the driveway with our modest snow-blower, and commercial plowing contractors also serve the community.

 

 

Special Note: This property could potentially be ideal for a "Family Trust" or joint / fractional ownership scenario:

 

For a joint or family purchase, there is ample space on the lot (satisfying current setback restrictions), as seen, for example, in the above photo, for one or more guest-houses or "bunkies". Existing dock facilities will accommodate multiple watercraft. Road and hydro access are excellent. While no approvals have been sought, and the vendor makes no guarantees as regards municipal approvals, there have been such developments on similar property in the vicinity.
